Situation

The property is found off a small minor road with neighbouring farm and a small number of residential properties. The centre of Cardigan town is approximately 2 miles away and has a range of small independent retailers selling a range of goods from cafés to sweet shops and artisan bakeries to locally supplied butchers. Cardigan is known for its historic Castle which was renovated using lottery funds in 2015 and rests on the banks of the river Teifi with boating, walking and fishing enjoyed here. There are a number of close by beaches, golf courses, sea and water activity centres, plus an abundance of wildlife from sea birds to dolphins to be admired. History

We believe Caemorgan Mansion dates back to around 1600 when it was originally a single story farmhouse. In 1870 the mayor of Cardigan bought and developed the property into a mansion. The current owners took ownership in 2010 and extensively refurbished the mansion and cottage into what we see today.

Services

We are advised mains water and electricity are connected with private drainage. Underfloor heating throughout except main entrance. The heating is provided by a Biomass boiler which is part of a government RHI Renewable Source Scheme with excellent financial incentives. Currently the owners receive approximately £7,880 (based on 2017-2018) which is split into quarterly payments. There are also PV solar panels heating the hot water. The approximate fuel costs for all of the heating and hot water was £5,000 for 2017-2018. The RHI scheme lasts for 20 years from December 2013 and is fully transferable to a new owner subject to the new owner applying and being eligible for the scheme.
