Located in the rural hamlet of Pen-y-cwm and close to the coast path, this Three Bedroom Cottage enjoys wonderful views across St Brides Bay and the surrounding countryside from beautifully presented accommodation, which boasts character features throughout. It has been run as a Holiday Let business (4*) for the last 3 years, and can be bought as an on-going business.

Formerly two cottages which have been cleverly linked and renovated, the accommodation now comprises: Entrance Porch, Hallway, Sitting/Dining Room, Conservatory, Bathroom, Kitchen, Shower Room, Three Double Bedrooms, Living Room with Dining area and stairs to Mezzanine Floor.

Externally, there is a lawned garden on two levels to the side with shrub borders, and a paved area to the rear, with direct access (subject to annual agreement) to the public footpath leading to the beach at Cwm Mawr. Pen-y-cwm beach (also known as Pwll March) is at the northern end of Newgale beach, which can be reached at low to mid-tide along the shore.

COME ON IN...

The property is entered through the part glazed porch, into the Entrance Hallway.

Two bedrooms lie on either side of the Hallway at the front of the cottage, with a cosy Sitting Room to the rear, leading in to the Conservatory, which makes the most of the stunning view of St Brides Bay and the surrounding countryside.

The beautifully appointed Bathroom has a free-standing claw foot bath with shower tap, semi-recessed wash basin and wc with hidden cistern, with feature tiling to walls and floor.

Beyond this is the Kitchen, fitted with a range of wall and base units, space for a range cooker, china sink with mixer tap and a view to the sea, and plumbing for appliances. A door leads out to the rear storm porch.

A couple of steps lead up to the lobby linking the two cottages, off which is the Shower Room, and the adjacent third Bedroom. Another door leads to the main Living/Dining Room with its inglenook fireplace and wood burning stove set on a slate hearth, and vaulted ceiling with exposed roof timbers. A staircase leads up to a Mezzanine Floor above the Dining Area.

STEP OUTSIDE

The garden lies mainly to the side of the cottage, and is laid to lawn on two levels. Two sets of steps lead down to the lower level which is bounded by mature shrubs and hedging providing privacy to that part of the garden.

To the rear, is a paved area which can be accessed from the Kitchen and leads to the lawn.

A gate and steps from the bottom of the garden give access (subject to annual agreement) to the public footpath leading down to the beach at Cwm Mawr
