Vendors comments: Without doubt one of very few properties coming onto the market that can be safely described as unique. Originally Upper Hillmoor Farm, as described on the Land Registry document, is now renamed Upper Hillmoor Cottage, was a typical small holding of 12 acres or thereabouts, forming part of the Broad Haven and Little Haven coastline. The 12 acres has not been cultivated for sometime, originally forming part of the holiday complex, which can be observed in many photographs dating back before 1998. Property with this amount of potential and flexibility rarely come to the market, 'alternatively a secluded detached house to be built within beautiful grounds (subject to planning), and if required or a family holiday bungalow with lots of potential.' so early viewings are highly recommended. It is easily accessed from Haverfordwest, the County Town of Pembrokeshire, with such amenities including a railway mainline station, Hospital, Supermarkets, Leisure centre with swimming pool, schools, six form college, etc.

The seaside village of Broad Haven is approximately three miles away, bordering but not in the National Park, with all its natural beauty, sandy beaches and some spectacular coastal paths, with an abundance of restaurants, public houses and other facilities.

The property is located near Portfield Gate a short drive from the county town of Haverfordwest providing a wide range of amenities, including main line train station, hospital, supermarkets, leisure centre and swimming pool, cinema, sixth form college, retail parks, shops etc.

The village of Broad Haven is located approx 3 miles west of the property and is set within the beautiful Pembrokeshire Coast National Park, a designated area of outstanding natural beauty. The long sandy beach is particularly popular with 'bucket and spade' and boating enthusiasts, whilst walkers and bird-watchers appreciate the coastal path, which gives access to some spectacular scenery. The village has local facilities such as a post office, shops, pubs and restaurants.

The Cottage

Solidly built, but sadly over the last 15 years has not had any maintenance or repairs. However, it could form an attractive property if renovated, or removed and repositioned anywhere within the 12 acre site subject to planning consent.

Bathroom (2.47m x 1.56m)

The main outbuilding is split into two storage shed.

Shed 2 (9.4m x 11m)

There are two lakes located on the property. The smaller one is fed from a small stream which in turn feeds the larger one. A previous owner had created a broadwalk one side of the larger pond with a decking and log cabin looking out over the opposite side.

The land also has a freshwater stream from the higher land, forming into a main stream providing water for the two mains lakes, one of which feeds the other and deep enough for shallow swimming, or trout, or other fish breeding, all of which could be redeveloped in a similar vein to the previous owners ideas. An added bonus is a fibre glass dinghy still in place on one of the lakes.

Some of the broadwalks, decking and log cabin are still in situ but not recommended for use in their present condition, again they have just been left, photographs show ample evidence of what was in place in this beautiful part of South Pembrokeshire.

Recently a new track has virtually been reformed and most of the overgrowth removed to expose mature trees and shrubs, planted many years ago. The majestic Monkey Puzzle Tree (Araucaria araucana) is just one example, and magnificent camellias, horse chestnuts, etc which are stunning when in full bloom.

A viewing is highley recommended with either agent or current owner who will identify the land, possibilities and potential. Alternatively the entire 12 acres could become the basis of a spectacular secluded property.

The Land

The land is mainly level and laid to grass. The driveway sweeps along one side with the paddock adjacent.
