The House has three Bedrooms, two with en suite showers and two reception rooms, and the attached Cottage has two double bedrooms, a sitting room and kitchen/diner. The Pottery was established almost 30 years ago, and benefits from brown tourism signage and has ample customer parking space. Although in need of modernisation, the property benefits from energy saving (and income producing) PV panels and air source heat pump.

The charming hamlet of Caerfarchell, which has been designated as a conservation area, is situated approximately 3 miles from St Davids, and 2 1/2 miles from the picturesque harbour village of Solva, and is close to the old St Davids Airfield, which provides pleasant walks for dog & nature lovers!

Renowned for its Cathedral and ruined Bishops Palace, St Davids is situated some fifteen miles North West of the County town of Haverfordwest, and has the benefit of numerous amenities and facilities including Doctors' and Dentists' Surgeries, Secondary & Primary Schools, Chapels, Banks, Pharmacy, Public Houses, Restaurants, Hotels, Art Galleries, Gift Shops and a Supermarket etc. The beautiful Pembrokeshire Coastline is close by and within easy reach are the beaches and coves of Caerfai, Porthclais, Whitesands, Solva and Abereiddy.

Ty Newydd is a former stone-built Farmhouse, set on the edge of a rural hamlet, in the heart of the beautiful St Davids peninsula. Although ripe for modernisation or upgrading, it has been fitted with energy saving PV solar panels and air source pump heating, which provide an income for the life of the agreement.

At one end of the house stands Ty Newydd Fach, a two-bedroom cottage, offering great potential for holiday letting or granny annexe.

At the other end the attached Studio Pottery has attracted customers from far and wide for the last 30 years, and has been signposted with brown tourist signs from both the Haverfordwest and Fishguard roads, so offers huge potential as a retail or gallery space.

The view from the cottage is towards the coastal hills of Penberi and Carn Lleithyr

The main Farmhouse is entered through the enclosed porch, which leads into the spacious Living Room, with a character feel created by the open beamed ceiling and exposed stone to one wall, with a wood burning stove set on the hearth. A stained glass door leads to the Kitchen, and a door with step down leads to the Dining Room, also with an open beamed ceiling. From there, a further door leads into the ground floor Bedroom 3, which has a built-in vanity wash hand basin, and an ensuite shower room/wc.

The Kitchen lies to the rear of the Living Room, fitted with a range of wall and base units, including integrated fridge and eye level double oven, LP Gas hob with extractor hood over, and a larder cupboard at the far end giving space for an upright freezer. A door leads to the rear lobby with door to the patio garden, and a door to the Utility Room/WC, with plumbing for washing machine.

Stairs lead up from the Living Room to the first floor landing, with an airing cupboard housing the hot water cylinder (equipped with immersion heater) and the Heat pump controls. Doors lead off this to Bedroom 1 (which was originally two Bedrooms that have now been knocked in to one). It has an en suite shower room/wc and a built in vanity wash hand basin, and fitted wardrobes on one wall. Bedroom 2 also has a range of fitted wardrobes. The family Bathroom is fitted with a three piece suite, comprising wc, vanity wash hand basin and panelled bath with electric shower and shower panel.

The cottage has a Sitting Room with open beamed ceiling and a Kitchen/Diner to the ground floor, with patio door leading from the kitchen to the lawned side garden. On the first floor are two double bedrooms, one with fitted wardrobe and vanity wash hand basin, and a Bathroom with electric shower over the bath.

The Pottery is located at the western side of the Farmhouse, and is a single storey building, with attractive arched doorway at the customer's entrance. A vaulted ceiling fitted with veluxes makes this spacious room very light (please note the pottery equipment is not included in the sale). Behind this lie the preparation room, a store room and workshop/garage, which is accessed from the gravelled area at the rear of the property.

The property sits in a generous plot of 0.468 acres, which includes a large gravelled car park to the front bounded by old stone hedgebank, and a lawned garden to the side of the property, currently used by the cottage.

At the rear there is a sheltered split-level paved garden, which was formerly laid out as a Japanese Garden. A further area of gravelled hardstanding is accessed from the road by a five bar gate, and houses a wooden garden shed and the LPG tank. Behind this is a roughly triangular, hedged garden, which is partly overgrown.

There are fine views from the lawn towards the coastal hills of Carn Lleithyr and Penberi.
